What a property marketplace has to get right
A Finnish home listing is full of figures that buyers compare closely: sales price, debt share, debt-free price, maintenance and financing charges, ground rent on a leased plot, energy class and the renovations the housing company has done or planned. If the platform works them out differently on the map, in the results and on the listing page, buyers stop trusting any of them.
Agencies want to publish a listing once and see the same data everywhere, know who registered for a viewing and get offer requests in one place. Sellers want an easy first step towards a valuation. Buyers want to save a search and hear when a new home matches it.
The binding purchase offer is always made with the agent, so the platform's job is to collect a clear offer request and route it to the right person.
How the Kattolyhty demo works
Kattolyhty is a fictional marketplace with 40 sample listings and eight agents in Tampere, made by Virtueinfo to show what we build. Search filters by area, debt-free price, rooms, floor area, building year, energy class, own or leased plot and building type. Results appear as price pins on a stylised map or as a list you can sort, including by price per square metre.
Each listing shows the debt-free price as sales price plus debt share, and adds maintenance and financing charges into the total monthly charge, next to the housing company's renovation history. Buyers register for a viewing or fill in an offer request with the offered debt-free price, financing status, validity and conditions such as selling their own home first. The agent view lists registrations and requests.
The sell page runs a three-step valuation: the area's price per square metre times floor area, adjusted for age, building type and condition. The formula is visible and the estimate is marked as non-binding. The watchlist holds saved homes, saved searches with their alert settings and viewing registrations.
What a production build adds for a Finnish company
A live marketplace imports listings from the agencies' brokerage systems through their interfaces, so prices and charges are entered once. We add accounts for buyers, agents and agency administrators, strong electronic identification for the steps that need it, and search alerts sent by email and push notification. Viewing bookings and offer requests go to the agent's calendar and CRM.
Data protection covers buyers' contact details, offer requests and saved searches: a privacy notice, retention times, analytics only after consent and access limited by role, in line with GDPR. An admin panel handles agencies, agents and listing moderation, and an audit log records who changed a price, a listing or an offer request.
The service runs in Finnish and English, or Swedish, meets accessibility requirements and gets security updates, backups and monitoring after launch. A dedicated team keeps developing it, for example with new search filters or map layers.
